Prior to July 4, 2025, property inspections associated with thesale or transfer of real property within the City of Corona were required only for properties located in the Very High Fire Hazard Severity Zone (VHFHSZ) within the Local Responsibility Area (LRA). Effective July 4, 2025, pursuant to City of Corona Ordinance No. 3418, the inspection requirement was expanded to include properties located in both High Fire Hazard Severity Zones (HFHSZ) and Very High Fire Hazard Severity Zones (VHFHSZ), as identified on the Cal Fire Wildland-UrbanInterface (WUI) / Wildland Area Map. As a result, all property sales within these designated fire hazard severity zones are now subject to a Defensible Space Compliance Inspection to verify compliance with applicable defensible space and vegetation management requirements intended to reduce wildfire risk and enhance public safety. Effective immediately, all property sales in the City of Corona within the VHFHSZ shall be requested at fire.prevention@coronaca.gov or by calling 951-736-2220 option #1.
Property Sales located in the Very High Fire Hazard Severity Zone (VHFHSZ), within the City of Corona limits are considered LRA, local responsibility area and require a property inspection.
The fee for a property sales inspection is currently $170 and is required before the inspection is scheduled. Fees are subject to change based on updated fee studies.
Documentation of Compliance will be the Corona Fire Department inspection report.
Sellers of properties in the VHFHSZ are required to provide documentation to the buyer that the property is in compliance with defensible space requirements.
If the seller has not obtained documentation of compliance from Corona Fire Department by close of escrow, the seller and buyer shall enter into a written agreement whereby the buyer agrees to obtain documentation of compliance from the Corona Fire Department within one year of the date of close of escrow.
If a property inspection was been conducted by the Corona Fire Department within the prior 6 months of the time of the sale, the assessment is considered valid.
